An application submitted in late January to the Town Planning Board for a residential development just north of SK Town – between Pleasure Wonderland and the BBQ site and Wai Man Road - has been of interest to many Sai Kung residents.
New Hope Ltd., Shingo Development Ltd., Wisdom Glory Ltd., Boxwin Ltd., Regenteen Investment Ltd., and Tenswin Ltd. (many of which have been verified by Explore to be subsidiaries of New World Development) are applying for approval for a residential development which totals 41 residential blocks (17 eight-storey and 24 three-storey blocks) as well as parking to accommodate up to 498 residents and 49 visitors.
According to Senior Town Planner (SK), Ann Wong, the company has been warned that if the timing of the development “does not tie in with the upgrading of Hiram’s Highway and Tai Mong Tsai Road, they would have to propose some remedial measures”.
By the deadline of 21 February 2007, the TPB had received 221 comments from residents and visitors to Sai Kung. We understand that all expressed their concerns regarding not only the transportation infrastructure but also the visual and environmental impact of such a development.
Although scheduled to be heard by the TPB on 9 March, the Planning Department requested a deferral since they have not yet submitted their "planning brief" to the government. This brief (totally independent of any private applications) will provide guidelines for the use of this, and adjacent land. This information along with comments of the variously affected government departments and the public comments is certainly required by the Board before they can make an informed decision.
The decision hearing will be rescheduled for sometime in May. The public is invited to attend - but must register with the TPB in advance. Explore will inform all registered members via our E-News as soon as we know the date. If you aren't registered - click here to sign up.
The “gist” document as well as a location map of the development site are available on the Town Planning Board's website and linked here.
